Maintenance Supervisor, Condominium (7am-3pm)

The Maintenance Supervisors handle many different areas of repair, such as plumbing, electricity, ventilation, air conditioning, and other building systems. The Maintenance Supervisor is also responsible for evaluating problematic systems and determining what repairs need to be performed. Maintenance Supervisors are also involved with the hiring of workers, and assigning duties and responsibilities; the maintenance supervisor may provide training on equipment and procedures used in a building or complex. Maintenance supervisors are also responsible for coordinating with building or complex management on supplies needed for the job, as well as maintenance inventory. Supervisors may also be responsible for the evaluations and accident investigations, as well as filing reports. Work Hours: 7am - 3pm, Monday - Friday. This is a department of one. No direct reports. Daily responsibilities: - Walk and inspect the community. - Review and prioritize work order tickets. - Perform light electrical, light plumbing, and light carpentry work. - Update and close out work order tickets. - Follow-up and communicate with the GM, members of the board of directors, homeowners, and outside maintenance vendors and contractors. - Perform or arrange for general building and fixture repairs. - Supervise all general building maintenance. - Supervise maintenance of landscaping and upkeep of grounds equipment. - Keep the building in a clean and orderly condition by examining the building on a regular basis for needed repairs, maintenance, and cleanliness. - Coordinate and supervise maintenance work of outside contractors. - Other duties as assigned. Pay rate: $36-$41 an hour. - High School Diploma or GED Required. - Valid driver's license and clean driving record are required. - 3+ years of general maintenance work in a residential setting. - Excellent communication skills (written and spoken), customer service, and proactive follow-up skills. - Self-motivated, proactive, ability to meet deadlines, and manage multiple projects while meeting deadlines. - Knowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.). - Knowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.). - Knowledge of HVAC, including codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.) - Knowledge of OSHA, State, or local governmental worksite and personal safety requirements. #LI-PK1
