**What You’ll Do:** As a Groundskeeper, you’ll play a crucial role in maintaining the appearance and physical condition of our community, creating a safe, welcoming, and visually appealing environment for our residents. This full-time, non-exempt position reports directly to the Property Manager. **Where You’ll Work:** Terrace View is newly renovated off-campus student apartment community located less than 1 mile from Virginia Tech in Blacksburg, VA. Our prime location offers convenience along with easy transportation options, as we are situated on the Blacksburg Transit Bus Route. Experience the best in off-campus student living at Terrace View! **What You’ll Own:** - Keep all interior and exterior areas clean, safe, and presentable at all times, including buildings, common areas, amenities, and grounds. Tasks include picking up litter, sweeping, blowing, or pressure-washing breezeways, parking lots, and other shared spaces. - Care for plants, shrubs, and flowers by watering and ensuring their healthy appearance. - Assist with swimming pool cleaning and maintenance to ensure compliance with safety standards. - Support unit turnover processes, including trashing out vacant units and collaborating with vendors to maintain quality standards. - Provide friendly and professional service to current, future, and past residents, including delivering and posting newsletters and correspondence. - Inspect the property daily to identify and address hazardous conditions or liability concerns. - Use property resources, equipment, and supplies efficiently and safely. - Assist with light maintenance duties as needed. - Perform other responsibilities as assigned by management. **What You’ll Bring:** - High school diploma or equivalent. - Basic English communication skills to follow instructions and interact with residents and team members. - Basic computer skills for completing work orders or other property tasks. - Previous experience in groundskeeping, general maintenance, or housekeeping is preferred but not required. - Physical ability to frequently walk, stoop, kneel, crouch, and lift/move loads up to 50 lbs, as well as climb and work from ladders. - Must live within 30 miles of the property and have reliable transportation to participate in on-call duties. **Our Company:** Built on the foundation of over 20 years of friendships, Coastal Ridge is a vertically integrated multifamily real estate operator, investor, and developer whose unique approach successfully combines data and experience.
