This position has a strong focus on maintaining, troubleshooting, and repairing facility equipment on all systems. Individuals are expected to demonstrate technical expertise in HVAC maintenance & troubleshooting and be multi-skilled in other areas (pipe fitting/plumbing, electrical) to successfully complete daily/weekly work assignments. Strong mechanical and electrical ability required. Must be willing to work out of trade when necessary to perform other work tasks, assist other crafts and work as a multi-craft mechanic. The individual in this role must be available for on-call work. The position may be called upon to perform other general maintenance and support duties on an as-needed basis. **What your day-to-day will look like:** - Daily equipment monitoring - Escort vendors and ensure they complete work assigned - Manage refrigerants in compliance with State and EPA requirements, including maintaining accurate refrigerant usage and inventory records - Monitor and make necessary adjustments on heat exchangers, HVAC systems, Chillers, Cooling towers, VAV systems, electrical, emergency backup systems, and hot water systems - Maintenance of mechanical and electrical equipment - Install and repair plumbing / piping / tubing; wire single and three phase motors; run conduit; pull wiring to machinery, motors, operating parts, etc.; install and rebuild pumps and motors; install and rebuild air compressors; heat exchangers; replace bearings in all types of motors; replace seals on pumps; install and repair piping, valves, filters, hot water systems and associated controls; assist other mechanics and operators with major repairs and maintenance of building and equipment. Install, repair, and maintain electrical controls, switching and motor controls. - Assist mechanics with major repairs and maintenance of building and equipment - Troubleshoot and PM VFD (variable frequency drives) on HVAC units and pumps - Perform routine facility repairs, including sheetrock, patching, caulking, painting, lock repair, and piping - Must demonstrate the ability to comprehend and recognize all job-related work permits and complete Job Safety Analysis - Should be able to estimate costs and order materials - Comply with policies for the safe storage, usage, and disposal of hazardous materials - Maintain compliance to State, County, or City Ordinances, Codes, or Laws - Document work performance and materials procurement, as directed - Any and all other tasks requested by manager **Required Qualifications:** - High school diploma or state equivalent - 2-4 years of HVAC experience, troubleshooting and PM Maintenance in commercial or industrial environments. - Trade license, apprenticeship, or equivalent trade experience vocational certification. - Universal certification (Refrigeration). - Proficient with computer-based systems and programs, including Computerized Maintenance Management Systems (CMMS), Microsoft Office and Outlook. - Must have adequate skills to perform required job functions with minimal supervision. - Able to work in a customer service environment interacting with the client. - Team player with good interpersonal skills. - Fluent in English.
