Reach for the stars with us. Limehome is building something rare in hospitality: a tech-enabled operator that treats revenue not as a spreadsheet exercise, but as a full-contact commercial sport. As we scale our portfolio toward 12,000+ units, we’re looking for a Senior Business Development Manager to build and drive the commercial engine of a dedicated cluster of properties. This is a builder’s role: you’ll own a real P&L, spin up commercial projects from scratch — new B2B channels, GOPPAR optimization plays, OTA and SEM frameworks — and scale what works. The automated tech stack does the daily heavy lifting; you make the calls and build the playbook the rest of the portfolio will run on. If you want to run a cluster like it’s your own — with the autonomy to test bold ideas and the data to prove they worked — read on. How you’ll be hosting with heart: Build & Scale Commercial Levers Develop new commercial levers from zero to impact: GOPPAR optimization plays, personalized incentives, loyalty mechanics — test them on your cluster, measure hard, and scale what works across the portfolio Build OTA product frameworks: crack where Preferred Partner, sponsored listings, visibility boosters and campaigns actually pay off — and turn it into a repeatable playbook Run Ads experiments via sponsored listings: measure CAC against OTA commissions and steer spend to protect GOPPAR Drive Local B2B Growth Spin up local B2B as a demand-generation engine: identify, pitch and close the accounts that fill your cluster — corporates, hospitals, universities, contractors, event organizers Build a non-OTA channel of direct stays you can activate whenever demand pacing needs a push; warm leads from the central B2B team are your head start, the pipeline and the results are yours Own a Commercial Cluster to Test & Validate Own commercial performance (RevPAR, GOPPAR) for a cluster of ~10 Limehome properties — your numbers, your calls and your playing field to solidify your ideas Treat every lever — rate, channel, demand, cost — as something you can pull to move the bottom line Cross-Functional Influence & Project Development Develop, pilot and roll out new local growth initiatives end-to-end (e.g. personalized incentives, loyalty mechanics, local partnerships) – from idea to execution, without a ready-made playbook Loop in central Channel Managers when your cluster needs a visibility push – OTA ads, content, campaigns Quantify the commercial cost of ops, content or review-score issues and chase the right team to fix them — backed by numbers, not opinions Flag the commercial impact of operational issues (e.g. a maintenance issue hurting your Booking.com score) so Ops can prioritize accordingly 4+ years in business development, commercial or revenue-driving roles : you’ve built and driven commercial initiatives, ideally in hospitality, serviced apartments, short-term rentals or travel-tech — though a strong commercial track record matters more than the sector A builder’s mindset : you love taking an idea — a new sales channel, an SEM test, a pricing play — from zero to a measurable result, and you don’t wait to be told how Commercially numerate : fluent with pricing, pacing and performance data; you measure everything and steer on evidence, not gut feel Comfortable closing : when a project calls for outbound sales, you’ll pick up the phone and pitch — winning new business energizes you Strong cross-functional operator : confident influencing without authority across Operations, Marketing and Distribution Based in Munich or Berlin : this is a hybrid role out of our Munich HQ or Berlin office Business fluency and English, German is a plus Nice to have (a real plus): Hospitality or travel-tech background : you understand occupancy, channels and how demand really moves Comfort with an RMS / automated pricing : you’ve worked alongside pricing systems rather than doing manual data entry Why this role is different: Most business development roles hand you a targ…
