This position will: - Utilize advanced skills to perform preventative maintenance and corrective repair of buildings, systems, equipment and grounds - Monitor building system operations and performance - Utilize skills such as **carpentry, plumbing, electrical, sheetrocking, roofing to maintain properties** - Coordinate assigned activities with contractors, other divisions, outside agencies, tenants and the general public - Perform related duties as assigned by Lead Property Management Lead or Director of Property Management. - Review and execute assigned work orders. Estimate time and materials needed to complete repairs in a timely manner. - Conduct property inspections. - Inspect building systems, including but not limited to, alarms, HVAC, plumbing and electrical on a recurring basis to ensure system optimization. - Keep maintenance logs as required. - Plan and coordinate equipment installation and refurbishment. - Comply with applicable code regulations, governmental agency and company directives related to building operators and work safety. Ensure compliance with routine governmental required inspections. - Respond to Tenants’ maintenance requests. - Monitor contract and service agreements with outside contractors and vendors; ensure job compliance and completion. - Perform routine maintenance service and repairs. - Groundskeeping as needed Respond quickly to emergency situations. Rotating on call schedule ## Requirements Requirements **QUALIFICATIONS** - **HVAC experience** - **Some experience with electrical work** - **Some plumbing background** - **Carpentry skills** - **Ability to maintain property regarding facilities and grounds** - **Ability to purchase necessary materials and equipment** **SKILLS** 1. Self -starter with strong time management, organizational and problem solving skills. 2. Ability to think on one’s feet to effectively solve problems. 3. Communicating clearly and concisely, orally, electronically and in writing. 4. Strong customer service and people skills. 5. Ability to use various tools pertaining to a job in a safe manner. 6. Establishing and maintaining effective working relationships with those contacted in the course of work. **MINIMUM QUALIFICATIONS** **Education:** Possession of a high school diploma, GED or recognized equivalent. **EXPERIENCE:** 10+ years of (full time equivalent) experience in property facility maintenance. **OTHER REQUIREMENTS:** Must possess a valid North Carolina driver's license and have a satisfactory driving record. **WORKING CONDITIONS** **Environmental conditions**: Field environment – exposure to noise, grease, dirt, dust, fumes, and inclement weather conditions **Physical conditions**: May require maintaining physical condition necessary for walking or standing for prolonged periods of time, ability to safely climb up and down on ladders, light to moderate lifting/ carrying.
