**Fusion Home Loans** is seeking an experienced **Manufactured Home Construction-to-Permanent Loan Processor** (MH-CP) to join our growing Operations team. The ideal candidate has recent experience processing **manufactured home loans**, including **Construction-to-Permanent (One-Time Close)** transactions. This position requires a strong understanding of manufactured housing guidelines, construction loan documentation, manufactured home title requirements, and the ability to manage multiple loan files while providing exceptional customer service. **Responsibilities** - Process manufactured home loan files from application through closing. - Manage Construction-to-Permanent (One-Time Close) loan transactions from start to finish. - Review loan applications and supporting documentation for completeness and accuracy. - Collect and analyze borrower income, asset, credit, and property documentation. - Coordinate with borrowers, loan officers, builders, manufactured home dealers, underwriters, title companies, appraisers, inspectors, and other third parties throughout the loan process. - Order and review appraisals, inspections, title work, flood certifications, and other required documentation. - Collect and review construction-related documentation, including construction contracts, builder approvals, plans and specifications, cost breakdowns, permits, builder's risk insurance, draw schedules, draw requests, inspection reports, and Certificates of Occupancy. - Obtain and review manufactured housing documentation, including HUD Certification Labels (HUD Tags), HUD Data Plates, VIN/serial number verification, engineer certifications, permanent foundation certifications, and all other required manufactured housing documentation. - Coordinate the manufactured home title process, including determining when a home must be converted from personal property to real property and ensuring all required documentation is completed in accordance with state, agency, and investor requirements. - Work with title companies, builders, dealers, and county recording offices to ensure manufactured homes are properly de-titled and recorded as real property when required. - Work closely with underwriting to clear conditions and resolve documentation issues. - Monitor loan pipelines to ensure files remain on schedule and close on time. - Maintain compliance with investor, agency, federal, state, and company guidelines. - Provide outstanding customer service while maintaining accuracy and attention to detail. **Qualifications** **Required** - Minimum 3 years of mortgage loan processing experience. - Minimum 2 years of experience processing manufactured home loans. - Experience processing Construction-to-Permanent (CP) or One-Time Close loans. - Experience processing single-wide and double-wide manufactured homes. - Experience processing land/home transactions. - Experience with FHA, VA, USDA, Conventional (Fannie Mae/Freddie Mac), and portfolio loan programs. - Experience working directly with builders and manufactured home dealers. - Strong understanding of manufactured home title requirements, including when a home must be converted from personal property to real property to meet agency and investor guidelines. - Experience coordinating the de-title process and ensuring manufactured homes are properly recorded as real property. - Knowledge of state-specific de-title requirements and documentation for manufactured home transactions. - Knowledge of manufactured housing documentation and compliance requirements. - Experience using Encompass or another mortgage loan origination system (LOS). - Strong organizational, communication, and time management skills. - Ability to manage multiple loan files while meeting deadlines. **Preferred** - Experience with investor overlays for manufactured housing. - Knowledge of construction draw processes. - Experience coordinating foundation certifications, engineer inspections, and Certificates of Occupancy. - Strong prob…
