**Employment Type:** Full-Time (40 hours per week) **Schedule:** Monday–Friday, 8:00 AM – 4:00 PM, with occasional evening and weekend emergency response as needed. ### ### Position Summary Reporting to the Property Manager, the Maintenance Technician will be responsible for the daily maintenance, repair, and upkeep of the community's buildings, grounds, and mechanical systems. This is a hands-on position requiring excellent troubleshooting skills, attention to detail, and the ability to work independently while providing exceptional service to residents. ### Responsibilities - Operate, monitor, and maintain the community boiler system during the heating season. - Perform general building maintenance and repairs. - Complete light plumbing and electrical repairs, including changing fixtures, smoke detectors, and bleeding radiators. - Perform basic carpentry and painting. - Maintain common areas, offices, and grounds in a clean and safe condition. - Assist with seasonal maintenance, including supplemental snow and ice control. - Safely use ladders and perform work at heights when required. - Lift and move materials up to 50 pounds. - Respond to maintenance emergencies as needed. - Perform other duties assigned by the Property Manager. ### Qualifications - **Black Seal Boiler Operator License (Required)** - Minimum of **2 years of facilities or building maintenance experience** - High school diploma or equivalent - Valid New Jersey driver's license - Working knowledge of building maintenance systems and repair techniques - Strong work ethic, reliability, and ability to work well with residents and coworkers ### Compensation & Benefits - **$27.00 – $33.50 per hour**, based on experience - Health benefits - Stable, full-time employment - Professional and supportive work environment **To Apply:** Please email your resume and a brief letter of interest to [**officetroyhills@gmail.com**](mailto:officetroyhills@gmail.com) with the subject line: **Maintenance Technician / Boiler Operator**
