**Reports To:** Property Manager | **Division:** Affordable Housing | **Department:** Leasing | | --- | --- | | **Position Status:** Full Time | **FLSA Status:** Exempt | **JOB SUMMARY:** The Leasing Manager is responsible for performing and supervising all activities related to apartment rentals, resident move-ins, and lease to ensure maximum occupancy of rental units at all times and high renewal rates. The Leasing Manager may be responsible for coordinating promotions to increase number of tenants. The Leasing Manager will oversee the completion of all necessary paperwork and ensure proper customer service and perform routine property-related upkeep. **ESSENTIAL JOB FUNCTIONS:** - Listing current and predictable vacancies on all pertinent platforms. - Scouting for prospective lessees. - Knowledgeable of HUD, LIHTC, and Project Based Section 8 regulations. - Directing guided tours of each rental. - Perform consultations with lessees. - Drafting and signing legally sound and detailed lease agreements. - Scheduling property-related maintenance, as needed. - Addressing and recording all rule violations. - Renewing lease agreements. - Negotiating the updated features of applicable lease agreements. - Performing relevant inspections prior to returning lessees' deposits. - Walks property to inspect units and grounds for any issues and reports promptly to management. - Other duties assigned. **KNOWLEDGE & SKILLS:** - Ability to communicate and maintain good relationships with office employees. Residents and site employees. - Excellent interpersonal skills and the ability to interact effectively with persons of diverse social, cultural and ethnic backgrounds. - Proficiency in customer service and sales. - Well-honed marketing abilities. - Ability to sign legitimate tenants quickly. - Capacity to write, interpret, and assess lease agreements. - Good verbal communication skills. **EDUCATION & EXPERIENCE:** - High School diploma, GED. Or additional equivalent experience. - 3-5 years of experience in Leasing.
