The Position: The Lead Maintenance Technician oversees all property maintenance operations, including corrective, preventative, routine, emergency, cosmetic, and make-ready tasks. Skills in HVAC, plumbing, and electrical systems are essential for resolving complex issues and ensuring property functionality. This role also involves mentoring the team to improve performance and uphold property standards. Responsibilities: - Supervises and ensures the proper maintenance of the property and grounds based on Quantum Leap and property objectives - Safely supervises and directs maintenance staff - Maintains property operating budget, including creating PO and getting prior approval for all purchases - Review work orders, prioritize and complete in a safe and timely manner - Ensure all work orders are responded to within 24 - 48 hours - Develop schedules, coordinate and manage make-ready program for the property in conjunction with the property manager and property staff - Coordinate with vendors and contractors to complete work in a safe and timely manner - Properly secure and care for property equipment and supplies - Implement preventative maintenance plan - Walk property weekly, identify maintenance & safety related issues and manage repair process - Ability to be on call for after-hours emergencies Qualifications: - Strong knowledge and skills in HVAC, plumbing, and electrical required - A minimum of 2 years of related experience - EPA or HVAC certification required - CPO certification preferred Why do you want to join our team? - Medical, Dental, Vision and Supplemental Insurance Plans - Wellness Initiatives and Incentives - Competitive PTO package with additional paid time off for volunteering - Paid day off for birthday - Employee Rental Discounts - Employee Referral Program - Performance based bonuses Employment with Quantum Leap Properties is contingent upon the successful completion of a background check and drug screen.
