**NM Residential is seeking an experienced Lead Maintenance professional to join our dynamic team at our beautiful apartment community, The Tiffany at Maitland West.** Along with the Property Manager, the Lead Maintenance is responsible for overseeing the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects for the apartment community. #### **Key Responsibilities** • Supervise and support on-site maintenance staff, including scheduling, work assignments, and day-to-day guidance, under the direction of the Property Manager • Coordinate apartment make-ready activities, service requests, and maintenance priorities to ensure timely completion and readiness for occupancy • Work closely with the Property Manager and office team on unit walks, inspections, move-ins, and move-outs • Perform and oversee repairs to appliances, plumbing, HVAC, electrical, and general building systems • Monitor work quality, reduce callbacks, and ensure repairs are completed correctly and safely • Maintain maintenance supply inventory and assist with budget monitoring; obtain approval for major or unbudgeted purchases • Conduct regular property inspections to identify maintenance needs, safety hazards, and preventive maintenance opportunities • Ensure cleanliness of work areas and proper removal of trash and debris during make-ready activities • Train and mentor maintenance staff and provide input on performance, development, and corrective action as needed • Coordinate preventive maintenance programs and complete required safety audits • Perform other duties as assigned by management #### **Technical Maintenance Responsibilities** - Appliance Repair – Troubleshooting and repair of washers/dryers, pumps, transmissions, and water heaters - Carpentry – Cabinetry, door hardware, hinges, drywall repair/replacement, window and shelving installation - Electrical – Replace outlets, switches, fixtures, circuit breakers, photocells, and ballasts; use test equipment safely - Housekeeping – Proper use of MSDS and cleaning chemicals; maintain cleaning equipment - HVAC – Filter changes, coil cleaning, pump replacement, troubleshooting via schematics and wiring diagrams; EPA Type II certification required - Plumbing – Repairs on copper, PVC, and CPVC; toilets, fixtures, valves, water heaters; use of electric auger or snake - Pool/Spa Care – Filter cleaning, chemical testing, pump/motor repair, safety and signage compliance #### **Qualifications** - Education: High School Diploma or GED (required) - Experience: - Minimum of 5 years of maintenance experience (required) - Minimum of 3 years of maintenance supervisor or lead role experience (required) #### **Skills and Abilities** - Strong analytical, organizational, and communication skills - Detail-oriented with the ability to manage multiple projects - Responsive to residents, contractors, and management - Ability to analyze both physical and fiscal property operations - Proven ability to supervise, train, coach, and motivate maintenance staff - Demonstrates leadership, independence, and strong teamwork skills - Must provide personal hand and power tools (including drills, saws, screwdrivers, and plumbing tools) #### **Employee Benefits** - Direct Deposit - Life Insurance Policy - Major Medical Health Care - Vision and Dental Coverage - Health Savings Account (HSA) - Employee Assistance Program (EAP) - Paid Time Off
