This role is responsible for performing hands-on maintenance while also helping coordinate preventative maintenance efforts, responding to resident service requests, and ensuring apartments are move-in ready. **The ideal candidate for the Lead Maintenance Technician** role brings strong technical knowledge across building systems, a proactive approach to preventative maintenance, and the leadership skills needed to help keep operations running smoothly. **WHAT YOU’LL DO:** - Oversee daily maintenance operations and support the overall upkeep of the property. - Perform preventative and routine maintenance on HVAC systems, plumbing, electrical systems, appliances, and building structures. - Diagnose and resolve maintenance issues efficiently to minimize downtime and disruption. - The only maintenance person on site-handling trash outs and make ready. - Respond promptly to resident maintenance requests and ensure timely resolution. - Maintain compliance with all safety procedures, building codes, and regulatory requirements. - Develop and maintain a preventative maintenance schedule to reduce future repairs and extend equipment life. - Assist with unit turns, ensuring apartments are cleaned, repaired, and move-in ready on schedule. - Maintain maintenance logs, work orders, and documentation using maintenance management systems when applicable. **WHAT WE ARE LOOKING FOR:** - Strong knowledge of HVAC systems, plumbing, electrical systems, and general building maintenance. - **EPA and HVAC certification required.** - Proven ability to diagnose and resolve maintenance issues quickly and effectively. - Excellent leadership, communication, and teamwork skills. - Experience using maintenance management software is a plus. - Valid driver’s license and reliable transportation required. - Ability to stand, walk, climb stairs, and move throughout the property for extended periods of time. - Ability to lift, carry, push, or pull objects weighing up to 50 pounds, occasionally more with assistance. - Ability to climb ladders and work at elevated heights. - Demonstrated ability to use hand…
