With a legacy reaching back to 1855 — NP Dodge is known for our professionalism and time-tested management strategies that combine old-fashioned customer service with the latest technology. **Job Summary:** The Groundskeeper is responsible for the daily upkeep of the property grounds to ensure an aesthetically-pleasing curb appeal and overall look of the property. This includes on-going cleaning and removal of trash from buildings and grounds to maintain the highest standard of service, cleanliness, and safety. **Essential Functions:** 1. Demonstrates Company Core Values. 2. Responsible for the daily/on-going tasks required to maintain the landscape and grounds; removal of trash/debris, upkeep of flower beds, plants and trees and routine seasonal clean-up functions. 3. Safe operation of gas-powered equipment used in general landscape and grounds maintenance. 4. Responsible for snow and ice removal on sidewalks, and other specified areas using shovels, snowblowers, ice melt spreader and other equipment by specified times. 5. Assists with apartment prep processes to include routine demolition and removal of abandoned furniture and personal affects left by residents. 6. Completion of property projects as assigned (light carpentry, assistance with maintenance team and exterior painting). 7. Assists with the cleaning of swimming pools, spas, and associated equipment (if applicable to the property). 8. Maintains the cleanliness of the laundry rooms, clubhouse and other common facilities on the property. 9. Reasonable and reliable attendance and timeliness when reporting to work and completing work. 10. Interacts well with others. 11. Other duties as assigned. **Education/Experience/Qualifications:** - High School Diploma, or equivalent. - Ability to earn and maintain swimming pool operator’s certificate (if applicable to property). **Required Skills / Abilities:** - Experience in apartment grounds, light maintenance, or related field. - Good communication and interpersonal skills. - Ability to prioritize tasks, stay organized, manage multiple projects simultaneously, and meet deadlines in a fast-paced environment. - Ability to safely operate gas-powered equipment. **Special Demands:** - On-call rotation for snow removal and associated weather-related safety measures. - Successful completion of a pre-employment drug and medical screen. - Requires the ability to withstand physical activity and navigate the property to include; walking, bending, twisting, climbing, reaching, flexibility, mobility and standing for extended periods of time. - Ability to regularly work in weather conditions (heat, rain, snow, ice, etc.). - Ability to lift up to 50 pounds. **EEO Statement:** NP Dodge Company is an equal opportunity employer and provides equal employment and advancement opportunities to all people without regard to race, color, religion, sex, national origin, age, marital status, political beliefs, disability, or history if disability (except where physical or mental abilities are a bona fide occupational qualification) and to promote the full realization of this policy.
