Join us at TAM Residential and help us continue our journey of excellence in the property management industry. **TAM Residential was awarded NAA's Top Employer for 2022!** **JOB SUMMARY** The Floating Affordable Housing Manager is an experienced affordable housing property management professional who serves as a traveling affordable housing expert across TAM Residential's affordable portfolio. This role independently reviews and approves applicant, move-in, and recertification files to program and company standards, remediates non-compliant files, and helps bring properties back into full compliance. It is a hands-on, field-facing role for someone who knows affordable files cold and can raise the standard of the sites they touch. This is not a general floating position. The person must have direct, current experience reviewing and approving affordable housing files (LIHTC and one or more of HUD/Section 8, tax-exempt bond, PFC/HFC, and HOME). When compliance demand is light, this role flexes to provide operational property management support across the portfolio, including coverage, leasing, occupancy, and site support. Travel is significant. The role sits on the Corporate Floating Team, reports to the VP of Operations, and works in close coordination with TAM's Compliance Department, which retains final oversight and audit authority. **ESSENTIAL JOB FUNCTIONS** ***Compliance and File Review (Primary)*** - Serve as the front-line reviewer and approver of applicant, move-in, and recertification files across assigned LIHTC, PFC/HFC, HUD/Section 8, and bond communities, confirming eligibility and full regulatory compliance before a file is cleared to move in. - Audit resident and applicant files for accuracy and completeness; identify deficiencies and drive them to correction. - Lead remediation of non-compliant files and help bring underperforming or at-risk properties back into compliance. - For properties significantly behind on compliance, develop and execute a hands-on cure strategy to recover missing files and certifications under deadline, including planning and running file-recovery campaigns, direct resident outreach, and door-to-door collection of missing documentation. - Own the applicant-to-move-in process to program and TAM standards: deposit options, proof-of-income collection, income certifications, third-party verifications, and lease generation. - Provide guidance and training to onsite teams on income calculation and certification, student eligibility, set-asides, next-available-unit, utility allowances, and file standards. - Partner with TAM's Compliance Department on file-review expectations, escalations, and final oversight; submit files for Compliance approval where required by policy. - Support audit readiness - Review agency tenant data reporting for accuracy and resolve errors prior to submission to TAM's Compliance Department as assigned. ***Operational Support (Secondary / Flex)*** - When compliance demand is light, provide floating operational property management support across the portfolio, including interim coverage, leasing and occupancy support, and general site assistance. - Support new takeovers and lease audits, and help improve rent roll accuracy at the file and charge-setup level. ***General*** - Ensure sensitive resident data is secured and managed appropriately following TAM policy. - Meet assigned deadlines and demonstrate high standards of conduct, ethics, judgment, independence, and discretion. - Other duties as assigned. **SKILLS + ABILITIES** - Deep, current worki…
