We are actively expanding our development platform with a pipeline of 500+ units across three projects representing more than $120 million in development value. Our vision is to build one of the premier multifamily investment and development companies in the Southeast. To support that growth, we are seeking a Director of Development & Construction to lead all development and construction activities across the organization. This is a rare opportunity to become the first senior executive dedicated to development and construction and help build the platform that will drive the company's next phase of growth. ## **The Role** The Director of Development & Construction will oversee the full lifecycle of multifamily projects—from acquisition and due diligence through design, entitlements, construction, delivery, and stabilization—while also leading capital improvement and renovation projects across the existing portfolio. Reporting directly to the CEO, this individual will serve as the company's internal expert on all development and construction matters and play a key role in shaping long-term strategy. ## **Key Responsibilities** - Lead ground-up multifamily development projects from concept through completion. - Manage due diligence, entitlements, permitting, and consultant teams. - Oversee architects, engineers, contractors, and development partners. - Direct project budgets, schedules, reporting, and risk management. - Lead construction execution and contractor oversight. - Manage portfolio-wide CapEx and value-add renovation initiatives. - Support acquisitions and underwriting with development and construction expertise. - Build systems, processes, and reporting standards that support future growth. - Collaborate closely with acquisitions, asset management, operations, finance, lenders, and investors. ## **What Success Looks Like** Within the first 12 months, this leader will: - Take ownership of all development and construction activities. - Successfully advance the company's active development pipeline. - Deliver renovation and capital projects on time and within budget. - Establish scalable systems and processes for future growth. - Become a trusted strategic partner to the CEO and executive team. ## **Qualifications** - Proven experience leading multifamily development projects from acquisition through completion. - Strong background in development, construction management, or both. - Experience managing consultants, contractors, budgets, schedules, and project execution. - Ability to lead multiple projects simultaneously in a fast-paced entrepreneurial environment. - Strong communication, leadership, and organizational skills. - Experience in Florida, Alabama, or Gulf Coast markets is preferred. ## **Compensation & Long-Term Opportunity** Sunchase is committed to attracting exceptional talent and offers a highly competitive compensation package designed to align performance with long-term value creation.
