## Description **SUMMARY:** The position is responsible for the goals, objectives, and overall welfare of each community assigned. The Property Supervisor performs these duties personally or through delegation of subordinate staff. **ESSENTIAL DUTIES AND RESPONSIBILITIES** include the following as well as others which may be assigned by supervisory personnel. Responsible for assisting the Administrator or Manager in marketing available units. This would include advertisements, resident selection qualifications, interviews and entering into lease agreements with prospective residents in accordance with CHM’s policies and procedures and any regulatory agreement(s) which might govern the property. In the absence of the Administrator/Manager or during initial occupancy of new construction will perform the administrative duties as required. Provides direct supervision of community Administrators/Managers. Participates and/or makes recommendations regarding hiring, discipline, and termination decisions Participates in the development of and is responsible for the interpretation of policies and procedures and ensures that they are properly implemented and properly administered. Ensures that certifications required by all regulatory agreements are completed annually and accurately. Reviews resident files and ensures that files and records are kept in accordance with established policies. Ensures that HIPPA, HUD and any other regulatory agency, certifications and confidentiality is followed as required. Assists as necessary in the preparation or review of legal notices and any other notices as may be required. Attends court hearing as required. Assists in the development and monitoring of spec bids packet for capital projects required. Prepares written reports for CHM corporate offices, regulatory agencies, owner board, and lenders as requested. Participates in all required management meetings, professional associations and training sessions. Schedules regular visits to managed client communities at least monthly and more as needed. Supervises managed client communities’ Administrator or Manager and prepares performance evaluations as required. Participates in site inspections and resident file audits. Ensures that the Administrator or Manager promotes a favorable public image for the community such as making the community available for nonprofit community events which will benefit the residents: such as voting polling place, educational events, community meal site, or wellness clinics. Makes sure that Administrator or Manager creates a home-like atmosphere in the community, encouraging each resident to participate in the activities available or the development of new ones, believing that each resident has something to offer the community. Makes sure that the Administrator or Manager communicates to the residents the chain of command, allowing the resident to present any problems or ideas. Participates or assists the Administrator or Manager in the development of a Resident Association and any other social activities for the residents. Maintains good rapport with the Administrator or Manager and monitors overall compliance of community with CARING Housing Ministries’ standards. Carry out other duties as assigned by the Director of Operations or President of CARING Housing Ministries. **QUALIFICATIONS:** to perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. **EDUCATION AND/OR EXPERIENCE:** Associate’s degree or equivalent from a two-year college or technical school; and at least two year related experience and/or training; or equivalent combination of education and experience.
