## Description SUMMARY: Supports and acts for the Administrator in his/her absence. Primary administrative responsibility is the over-site, planning and development and monitoring of the physical plant maintenance, including the preventative maintenance plan and vendor contracts. Over-site and coordination of apartment reparation and renovation. **ESSENTIAL DUTIES AND REPONSIBILITIES:** include the following. Other duties may be assigned. - Develops, & monitors the implementation of the Preventative Maintenance Plan to encompass the building, grounds, operating systems and equipment. - Assures that work orders are done in a timely and accurate and cost efficient manner. - Over-sees the timely and cost efficient process of the apartment move-in and moveout process, maintaining the records of these processes. - Conducts on a regular basis unit and common area inspections. - Recommends and review vendor contracts involved in services or products having to do with the physical plant. - Supervises and directs the maintenance, janitorial and housekeeping departments; through the Director of Maintenance. - Makes recommendation for capital projects in compliance with the on-going comprehensive needs assessment of the project. - Obtain bids for physical plant maintenance and capital projects. - Develop and monitor a unit file monitoring system. - Develop and maintain a current status equipment and supplies inventory system. - Schedule maintenance and janitorial personnel assigned to the project. - Schedule vendor tasks - HUD experience preferred - Bilingual English/Chinese preferred **SUPERVISORY RESPONSIBILITIES:** Directly supervises 2-3 employees in the facility. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include recommendations for hiring; training personnel; planning; assigning and directing work; appraising performance; recommendations for rewarding and disciplining employees; addressing complaints and resolving problems. **QUALIFICATION REQUIREMENTS:** To perform this job successfully , an dual must be able to perform each essential duty satisfactorily. Ability to write routine reports and correspondence. Ability to speak effectively before groups of residents or employees of the organization. **MATHEMATICAL SKILLS:** Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry. **REASONING ABILITY:** Ability to apply commonsense understanding to carry out instructions furnished in written, oral, or diagram form.
