If you're looking for a place where you can grow, make a meaningful impact, and feel a sense of belonging, we invite you to join the Monarch family! *We are an equal opportunity employer, and all offers of employment are contingent upon the successful completion of a background check and drug screen.* * * * ***What We Offer:*** - **$27-30 an hour** - $1,000 sign-on bonus will be paid out after days of employment - Annual reviews with the opportunity for a raise - Quarterly maintenance bonus structure, up to $1,000 (potential of $4,000 a year) - **On-Call Bonus, $100 a week and minimum 1.5 hours pay** - 401k annual match - Medical, dental, and vision insurance options as low as $50 a month - Life and Disability Insurance - Paid Holidays (They start when you start!) - Paid Time Off, 1^st^Year = 80 Hours, 2-4 Years = 120 Hours, 5+ Years = 160 Hours - Employees are eligible for 20% off rent at any Monarch community, terms and conditions apply - **Tool reimbursement program, up to $500 per year** - Boot and pant reimbursement - Longevity benefit: Every 5th year choose a 3 week paid sabbatical vacation or a 2 week bonus check ***What We Need:*** - Ensure all work orders are completed in a timely manner based on priority - Make Ready / Turning Units in between tenants - Painting/Staining both interior and exterior applications - Working hand in hand with the Property Manager on a monthly budget review - Manage and adapt a preventative maintenance program - Exterior structural maintenance as needed - Managing coverage of a 24/7 emergency cell phone - Snow removal (when applicable) - Pool maintenance (where applicable) - Assist in capital projects including but not limited to rehab and/or major repairs - Assist in managing 3rd party vendors including gathering 3 bids for projects ***What You Need:*** - 2+ years’ experience in maintenance, including 2+ years in multi-family housing - 2+ years' HVAC experience and EPA Certification required - Experience managing/supervising 2+ employees - Drywalling including painting and carpentry - Working knowledge of plumbing including sweating copper pipe - Working knowledge of electrical including outlets, switches and light fixtures - Working knowledge to repair and/or diagnosis of appliances including refrigerators, stoves, dishwashers and garbage disposal - Water heater knowledge both electric and gas *Based in Kansas City, Manhattan, or Lawrence and ready to lead in Topeka?
